If you have a home for sale but you feel you want to see if you can sell it your self or you are short the money to pay a professional you came to the right place. List and sell your property here. This is a free service. The only time I will charge a fee is if I represent you in the transaction.
If you decide to sell your home by yourself you need to know some of the laws that are required. One law in Texas is a SELLER’S DISCLOSURE. You have to provide a Seller’s Disclosure even if you have never lived in the home. Tell everything you know about the property. DISCLOSE, DISCLOSE, DISCLOSE.
The top lawsuit in Texas is from owner’s not disclosing foundation problems. Because our soil shifts with the dry weather our foundations move and sometimes there are expensive work to be done. If you do not tell the potential buyer about a problem or try to cover it up, it can cost you.
The best thing to do is to be honest. Fill out the disclosure without leaving anything out, If you do that there should not be a problem.

- Fill out the paperwork and make sure the contract if filled out correctly so there are no lawsuits.
- Order the appraisal.
- If the appraisal is low I will find comparables for the appraiser to use.
- Find properties that have sold in the subdivision that are not on the MLS.
- Give you a list of qualified service professionals
- Share my list of licensed inspectors.
- Schedule the inspections.
- Make sure the title company orders the title work.
- Make sure the title does not have issues.
- Work with the buyer’s mortgage company to make sure they are qualified.
- Get the mortgage payoff and tax payoff.
- Negotiate repairs with the buyer
- Schedule all necessary repairs
- Work with the other agent during repair negotiations.
- Schedule survey if we need one.
- Make appointment at the title company for closing.
- Review the closing statement for mistakes.
- Go to closing and if there are any issues I will get with the lender to solve problems.
This is not to solicit if your house is already listed.
