First Get “Preapproved”

WHEN BUYING A HOME~ you will begin with the preapproval letter from a lender.

    A preapproval is when a loan officer speaks to you and pulls your credit report and asks you questions about your employment and your salary.  He is assuming that everything will match with documentation at a later date.  You do not have to have a final approval before you put an “offer” on a home.  You will have a specified amount of days in the contract to get a complete approval.  You will receive a letter stating that you have a preapproval based on the information given.  To choose a loan officer you need someone that is easy to contact and calls you back in a timely manner.    I prefer local mortgage companies as opposed to looking on the internet.  Beware of the papers and low interest rates that change at closing.  Sometimes they will make it sound like a “good deal” but in reality they are getting paid more in fees.  If you are buying a new home the builder usually has a mortgage company and will give extra incentives to use their mortgage company.  I have never had any problems using a builders mortgage company.  It is important to use a realtor when buying a new home.  An agent will be  able to make sure their are no hidden fees.

When you are preapproved by the lender then you can start looking for a home.  Homeowners do not want unqualified people looking at their home.  You will have more leverage in negotiating  over someone that is not preapproved.  A good home will often have multiple offers.  Usually the foreclosures require a letter of approval to accompany the offer to the bank. 

HERE IS WHAT THE LENDER WILL ASK FOR:

  • Keep your last 3 months paycheck stubs
  • Find your past 2 years W2 forms from the IRS.
  • Then you will need all of your bank statements for 3 months.
  • Remember do not make any major purchases or job changes.
  • When you get preapproved get a letter for your realtor.  Your ready to go look at houses!  You can look online and make sure you communicate with your realtor to save time and frustration.

WHAT YOU SAY DOES MATTER!

If you are negative in your speech you will have negative actions around you.  Don’t carry around negative things.  It only makes problems worst.  Agents need to learn to smile and walk away.  Talking about your problems is not productive. 

Motivational speakers Zig Zigler, Brian Tracy, Jim Rohn,  all agree that you do not want to focas on negative things in your life.  Today is fresh and new to use for positive affirmations. Write the things that bother you down and throw them in the trash. 

The Bible is the first to speak about keeping a good attitude and not to let any corrupt thing come out of your mouth, life and death or in the power of the tongue.  What does that mean?  We can control what we say and what we think.  We are in control!

Never say anything negative about yourself.  NOTHING!   You will find that you are happier, healthier, and you will attract people that want to be around you.  Your sales will increase because you are not talking about problems.  Talk solutions not problems. 

 

10 reasons to hire an agent

When you are putting your house on the market to sell it is a good thing to have a real estate agent for so many reasons.   10 reasons that you need to hire an agent.

1. COMPARABLES FOR THE NEIGHBORHOOD  The agent is going to give you a Comparable Market Analysis than will compare the sales in your subdivision to the other properties that have sold.  That will give you an idea of what your house will sell for.  We have formulas that will give us a good idea what to market price your house will sell for. 

2. SETS UP SHOWINGS FOR YOUR HOME.  You do not want to show your own house.  Not only is it risky because of predators but the buyers do not feel comfortable asking questions about the house if the seller is present.  They feel they are intruding when the seller is home.  They may lie and say oh yes they love the house when they are with the seller.  When they get in the car and they were just trying to be “nice”. 

3. SAVES YOU MONEY ON REPAIRS A real estate agent will tell you where to spend your money to fix up the house that will increase the value. 

4. HAS AGENT FRIENDS THAT MAY HAVE A BUYER FOR YOUR HOME.  You need an agent that will market the house to other real estate agents even before it hits the MLS.  That is why you go look at a house that has just been on the market one day and it is already sold. 

5. NEGOTIATES THE CONTRACT   When the offer comes in you need a third party that can negotiate for you to get the best deal,  Someone that is not emotionally tied to the house.  A real estate agent is trained and has experience and will get the most money possible for you.

6.PROBLEM SOLVER   An agent knows what to do when there is a problem with an inspection.  They have people they can call to do repairs in a short time span.  They know what can be negotiated in the contract.   

7. EXPLAINS THE PROCEDURES  Moving is one of the most stressful times of your life.  It is good to have someone that can explain the process and make you feel at ease. 

8. SMOOTH CLOSINGS Sometimes things go wrong with the buyer and the loan.  An agent makes sure things are running smooth so that there are no hiccups or problems at closing.  Problems should not get to the closing table.  They should be resolved in advance.

9. MARKET YOUR HOME  Marketing your home will take time and money.  The internet is a great way to market but it is just one way.  The market now requires more work than a couple of years ago.  The agent has ways to market that will make your house stand out.

28 Tips to Sell your House Fast

1.  Call a Realtor that you can trust. 

 

2. Do everything the Realtor tells you to do.

 

3. Price the house to sell. 

4. Do not overprice for the buyer to “bring you an offer”

5. Declutter the house.  Put things in boxes in the garage.

6. Clean out closets so they are not too full.

7. Clean the house, base boards, wood doors, carpet.

8. Hire a Professional Stager. It will save you money in the long run.

9. Take good pictures with a wide lense camera at the right time of day for good lighting.

Mansfield Texas

Mansfield Texas is a fast growing city in the Metroplex.  Mansfield is known for a solid school system that has high grades.  There are several subdivisions that are all price ranges from low 100’s to the low millions.  There is a country club with 3 golf courses swimming and tennis.  The YMCA built in 2005 has been known to turn away people because of the membership.  A new open air mall is being built opening at the end of next year. 

Mansfield is close to both Dallas and Fort Worth making it an ideal place to raise a family.  I 287 connects the Fort Worth and goes to Midlothian, Cedar Hill. 

Mansfield is just south of Arlington.  If you drive down Cooper in Arlington you will be in Mansfield at the Turner Warnell intersection.  Shopping, resturants, stores, centers and a variety of salons have been popping up all around the Mansfield area. 

You can dine at Applebees, Johnny Carinos, Springcreek, Palitos, The Mexican Inn, as well as all of the fast food resturaunts.  Starbucks is located on 287 and Cooper. 

People that live in Mansfield commute to Dallas or Fort Worth.  It is about a 30 minute drive.  I lived in Mansfield for 3 years and I loved the home town feel.  There are several churches, one of the largest is Overcoming Faith Christian Center.
