36 WAYS TO REDUCE STRESS

Saturday, February 14th, 2009

If you worry about what may happen tomorrow and it doesn’t happen, you have worried in vain. Even if it does happen, you have to worry twice.”

1.  Pray
2. Go to bed on time.
3. Get up on time so you can start the day unrushed.
4. Say No to projects that won’t fit into your time schedule, or that will compromise your mental health.

5. Delegate tasks to capable others.
6. Simplify and unclutter your life.

7. Less is more.
8. Allow extra time to do things and to get to places.

9. Pace yourself. Spread out big changes and difficult projects over time; don’t lump the hard things all together.
10. Take one day at a time.
11. Separate worries from concerns. If a situation is a concern, find out what God would have you do and let go of the anxiety.
If you can’t do anything about a situation, forget it.
12. Live within your budget; don’t use credit cards for ordinary purchases.
13. Have backups; an extra car key in your wallet, an extra house key buried in the garden, extra stamps, etc.
14. K.M.S. (Keep Mouth Shut). This single piece of advice can prevent an enormous amount of trouble.
15. Do something for the Kid in You everyday.
16. Carry a Bible with you to read while waiting in line.
17. Get enough rest.
18. Eat right.
19. Get organized so everything has its place.
20. Listen to a tape while driving that can help improve your quality of life.
21. Write down thoughts and inspirations.
22. Every day, find time to be alone.
23. Having problems? Talk to God on the spot. Try to nip small problems in the bud. Don’t wait until it’s time to go to bed to try and pray.
24. Make friends with Godly people.

25. Keep a folder of favorite scriptures on hand.
26. Remember that the shortest bridge between
despair and hope is often a good
“Thank you Jesus.”

27. Laugh.
28. Laugh some more!
29. Take your work seriously, but not yourself at all.
30. Develop a forgiving attitude (most people are doing the best they can).
31. Be kind to unkind people (they probably need it the most).
32. Sit on your ego.
33. Talk less; listen more.
34. Slow down.
35. Remind yourself that you are not the general manager
of the universe
36 . Every night before bed, think of one thing you’re grateful for that you’ve never been grateful for before. GOD HAS A WAY OF TURNING THINGS AROUND FOR YOU. “If God is for us, who can be against us?” (Romans 8:31)

Mansfield Texas

Mansfield is located South of Arlington

Mansfield Texas is a fast growing city in the Metroplex.  Mansfield is known for a solid school system that has high grades.  There are several subdivisions that are all price ranges from low 100’s to the low millions.  There is a country club with 3 golf courses swimming and tennis.  The YMCA built in 2005 has been known to turn away people because of the membership.  A new open air mall is being built opening at the end of next year. Mansfield is close to both Dallas and Fort Worth making it an ideal place to raise a family.  I 287 connects the Fort Worth and goes to Midlothian, Cedar Hill.

Mansfield is just south of Arlington.  If you drive down Cooper in Arlington you will be in Mansfield at the Turner Warnell intersection.  Shopping, resturants, stores, centers and a variety of salons have been popping up all around the Mansfield area.

You can dine at Applebees, Johnny Carinos, Springcreek, Palitos, The Mexican Inn, as well as all of the fast food resturaunts.  Starbucks is located on 287 and Cooper.

People that live in Mansfield commute to Dallas or Fort Worth.  It is about a 30 minute drive.  I lived in Mansfield for 3 years and I loved the home town feel.  There are several churches, one of the largest is Overcoming Faith Christian Center.

I enjoyed living in Mansfield Texas. It has a small town feel close to both Dallas and Fort Worth.  There are several new resturants, stores, churches and private schools.  Mansfield is a good place to raise a family because the school system has been highly rated.

Short Sales, Foreclosures, and Hud Homes, oh my!

Saturday, February 14th, 2009

[

Short Sales, Foreclosures and Hud Homes are selling in Dallas Fort Worth. The prices vary from Low Priced Homes to Expensive Luxury Homes. New Homes in great neighborhoods are in Foreclosure.  Buying a Foreclosed Home can be a good investment

Foreclosure is a Property that is owned by the Bank.  Most of the larger Banks have a large Inventory of Foreclosed Homes at this time. Foreclosed Homes are from $10,000 to $100,000.00 below Market Value!  Foreclosed Properties are sellng at amazing prices! Loan Modification  and Short Sales cut the increased amount of Foreclosures.

Loan Modification is when the Bank adjusts the terms. Loan Modification make it easier for the Homeowner to make the payment. Loan Modification is a great way to save your Home from Foreclosure.  A Bank does not want to Foreclose if they can find a better way.

Short Sale is another option. Short Sales keep the Bank from having Foreclosed Properties.  The Bank approves a lower amount than is owed to keep the Property from Foreclosing.

Hud Homes are Government owned FHA Foreclosures. Hud Homes are bought  in “as is”  condition. It is important to get a home inspection when buying a Hud Home. You need an experienced Realtor that works with Hud Properties to bid on a Hud Home.  When bidding on a Hud Property there are critical timelines that must be met.  A Real Estate Agent will have the Master Key to show you any Hud Homes on the market.  Here is the link to view Hud Properties www.firstpreston.com

Time is running out to take advantage of the money. November 30, 2009 is the date your home will have to close unless they extend the time.  Call Cheryl Brewer & Associates for a FREE analysis to see if you qualify.

As a result of the recent government Stimulus Package, The U.S. Department of Housing and Urban Development (HUD) has recently introduced new increased FHA loan limits resulting in a loan program that is an excellent opportunity for a large percentage of the country. FHA insured loans are the most attractive and beneficial loans for borrowers.  A minimum 580 FICO score the generally accepted lower limit for loan approval.  This also makes the FHA loan available to a wide range of borrowers, even those who may think they cannot be approved. In addition, FHA is one of the only programs that will allow you to move into your new home with no money out of pocket at closing.

If you are looking to purchase a home, the current low rates allow the most buying power for the payment to be lower. Combine this with the fact that home prices have come down in almost every area of the country and you have one of the best opportunities in history to own a home.
