If your Listing is not selling here are 4 Real Estate Tips to Help You Sell your Home Quick! Selling your Home is a Big Moment in your Life. After all, You are likely Selling your Home because You have decided to move to a New Town or State. Or, perhaps You need to move into a Larger Home in order to Accommodate your Family or into a Smaller Home because the Kids have Left the Nest. Regardless of your reasoning, you want to make sure you get the Best Price Possible while also Selling the Home Quick. In order to make this happen, it is a good idea to follow these Simple, Quick Tips.

Tip #1: Paint “ Both Inside and Out

You would be Amazed by the Improvement that can be made with a Simple Paint Job. By applying a Fresh Layer of Paint to the outside and the inside of the Home, the Property will look much Cleaner, Newer, and More Attractive. In addition, if you have unusual colors in or out of your Home, applying a more neutral color will help to make the Property more Appealing to a Broader Market of Buyers. Loud colors or colors that are selected to meet a very particular taste can make a Home a Tough Sale.

 Tip #2: Plant Flowers   

Any Realtor can tell you that Attractive Landscaping is a Major Draw to Potential Buyers. In addition, adding just a Few Simple Flowers here and there can be accomplished at a Low Cost while making the Home appear more Inviting and Lively. In fact, you don’t have to Permanently Plant Flowers on the Property. Simply hanging a Few Flower Baskets can do the trick and you can take them with you when you move.

 

Tip #3: Remove Clutter and Personal Effects

If you are still living in the Home as you try to Sell it, make sure it is Clutter Free as it is being shown to Potential Buyers. Nothing can make a Sale more difficult on a Realtor than trying to walk past a mess or trying to help a Buyer visualize living in a Home that is Highly Personalized to the Buyer.

Remember, your Main Goal is to help the Potential Buyer see him or herself living in the Home. If your Home is filled with personal memorabilia, such as family photos or collectibles, it becomes more difficult for the Buyer to envision what he or she can do with the Home. The Less Clutter and Personal Items left in the Home the easier it will be for the Realtor to make this happen.

   Tip #4: Maintain the Lawn

If you aren’t living in the Home anymore, you might find it difficult to Maintain the Lawn Properly. Remember, the First Impression the Buyer has of the Home will go a long way toward determining whether or not a Sale will be made. Therefore, if you cannot tend to the lawn yourself, look into Hiring Someone to take care of it for you. It will be an Investment that is well worth the cost.

Do you want to dispute your taxes?   Call the Dallas County Appraisal District for a time to appear and state your case.  If you can prove that the houses in the neighborhood have sold for less than is reported you may be able to lower your taxes.  If you have a mortgage with an escrow if the taxes go up it will cause your house payment to be higher.

First Get “Preapproved”

WHEN BUYING A HOME~ you will begin with the preapproval letter from a lender.

    A preapproval is when a loan officer speaks to you and pulls your credit report and asks you questions about your employment and your salary.  He is assuming that everything will match with documentation at a later date.  You do not have to have a final approval before you put an “offer” on a home.  You will have a specified amount of days in the contract to get a complete approval.  You will receive a letter stating that you have a preapproval based on the information given.  To choose a loan officer you need someone that is easy to contact and calls you back in a timely manner.    I prefer local mortgage companies as opposed to looking on the internet.  Beware of the papers and low interest rates that change at closing.  Sometimes they will make it sound like a “good deal” but in reality they are getting paid more in fees.  If you are buying a new home the builder usually has a mortgage company and will give extra incentives to use their mortgage company.  I have never had any problems using a builders mortgage company.  It is important to use a realtor when buying a new home.  An agent will be  able to make sure their are no hidden fees.

When you are preapproved by the lender then you can start looking for a home.  Homeowners do not want unqualified people looking at their home.  You will have more leverage in negotiating  over someone that is not preapproved.  A good home will often have multiple offers.  Usually the foreclosures require a letter of approval to accompany the offer to the bank. 

HERE IS WHAT THE LENDER WILL ASK FOR:

  • Keep your last 3 months paycheck stubs
  • Find your past 2 years W2 forms from the IRS.
  • Then you will need all of your bank statements for 3 months.
  • Remember do not make any major purchases or job changes.
  • When you get preapproved get a letter for your realtor.  Your ready to go look at houses!  You can look online and make sure you communicate with your realtor to save time and frustration.
