REAL ESTATE 101, what to FIX when you are selling.

“Selling your home is a big moment in your life. After all, you are likely selling your home because you have decided to move to a new town or state. Or, perhaps you need to move into a larger home in order to accommodate your family or into a smaller home because the kids have left the nest. Regardless of your reasoning, you want to make sure you get the best price possible while also selling the home as quickly as possible. In order to make this happen, it is a good idea to follow these simple, quick, Realtor-recommended improvement tips that will help get your home sold.

Realtor Recommended Tip #1: Paint – Both Inside and Out

You would be amazed by the improvement that can be made with a simple paint job. By applying a fresh layer of coat to the outside and the inside of the home, the property will look much cleaner, newer, and more attractive. In addition, if you have unusual colors in or out of your home, applying a more neutral color will help to make the property more appealing to a broader market of buyers. Loud colors or colors that are selected to meet a very particular taste can make a home a tough sale.

Realtor Recommended Tip #2: Plant Flowers

Any Realtor can tell you that attractive landscaping is a major draw to potential buyers. In addition, adding just a few simple flowers here and there can be accomplished at a low cost while making the home appear more inviting and lively. In fact, you don’t have to permanently plant flowers on the property. Simply hanging a few flower baskets can do the trick and you can take them with you when you move.

Realtor Recommended Tip #3: Remove Clutter and Personal Effects

If you are still living in the home as you try to sell it, make sure it is clutter free as it is being shown to potential buyers. Nothing can make a sale more difficult on a Realtor than trying to walk past a mess or trying to help a buyer visualize living in a home that is highly personalized to the buyer.

Remember, your main goal is to help the potential buyer see him or herself living in the home. If your home is filled with personal memorabilia, such as family photos or collectibles, it becomes more difficult for the buyer to envision what he or she can do with the home. The less clutter and personal items left in the home the easier it will be for the Realtor to make this happen.

Realtor Recommended Tip #4: Maintain the Lawn

If you aren’t living in the home anymore, you might find it difficult to maintain the lawn properly. Remember, the first impression the buyer has of the home will go a long way toward determining whether or not a sale will be made. Therefore, if you cannot tend to the lawn yourself, look into hiring someone to take care of it for you. It will be an investment that is well worth the cost.

Out with the old and in with the new.  I am ready to make the new year the best ever for the lives of my clients.  Moving to KELLER WILLIAMS at the end of the year was the best move to start out the new year.

Cheryl Brewer & Associates is now with KELLER WILLIAMS in Arlington Texas.  “I am excited to start a new year with a national company that means more exposure for my listings and more buyers to view my inventory.” 

I will still be offering the same customer service and  I will have tools that will help to provide my clients with more specialized ways to market and sell  their homes.  I am looking forward to a great year in 2010. 

I will be making my business plan that will include a 30 day sale inituative.   If you  follow my 30 day plan and do everything I say to do I guarantee success.   The price of the home and the condition of the home are the key factors to a quick sale.  We need to make the home as presentable as possible and make the price inviting in this competitive market.  The market has changed in the past couple of years.  We are ready to implement a strategy to market your home.  I have several ways of making a house desirable to a prospective buyer. 

I encourage you to list your home with me.   It is a great time to put it on the market.  I also will tell you how to get your home ready for showings for the least amount of money out of pocket.  It is the little things that a buyer will look at.  When you look at your home look as if you were buying, you will see small things that you overlook but they are magnified to a buyer especially someone buying their first home.  I am always looking for ways to save my clients money and to get the most out of the home.

 I know it is not easy keeping a house in showing condition with kids and pets.  That is why we want to sell fast.  Agents call to show and usually do not give you much time to prepare.  There is a difference between living and showing a home.  You have to treat the showing process like a temporary situation.  The more you listen to your agent and what to do to make the house ready  the quicker you will see results.

 2009 is coming to an end.  It was a year of adjustments.  The mortgage companies and the prices of homes have had some major changes. I think most of the changes have been made and hopefully most of the foreclosures have come to an end.   I see a bright future  for real estate in 2010.

DALLAS COUNTY TAX RATES FOR 2009

Do you want to dispute your taxes?   Call the Dallas County Appraisal District for a time to appear and state your case.  If you can prove that the houses in the neighborhood have sold for less than is reported you may be able to lower your taxes.  If you have a mortgage with an escrow if the taxes go up it will cause your house payment to be higher.
